1997 Uniform Building Code Section 109 (a) Use and Occupancy. No building or structure shall be used or occupied and no change in the existing occupancy classification of a building or structure or portion thereof shall be made until the building official has issued a Certificate of Occupancy therefore as provide herein.
"Issuance of a Certificate of Occupancy shall not be construed as an approval of a violation of the provision of this code or of other ordinances of the jurisdiction. Certificates presuming to give authority to violate or cancel the provision of this code of other ordinances of the jurisdiction shall not be valid."
REQUIREMENTS Note: All applications for Certificates of Occupancy require Planning Department Approval.
Certificate of Occupancy (COFO) may be requested on the appropriate form for the following types of commercial projects. New Commercial Projects, Tenant Improvement Projects and No Construction Tenant Projects, upon completion required inspections for the Building Permit issued for the project. The appropriate COFO form is provided to customer when the permit is issued. These forms require various City Department signatures before form is submitted for issuance of COFO.
ISSUANCE OF PERMITS FOR THE ABOVE PROJECTS REQUIRE:
A completed Permit Application.
3 sets of plans for interior construction, 4 sets, if exterior construction is required.
A letter of authorization from the property owner.
Three plot plans identifying the space being utilized.
A release from E.M.W.D. (Eastern Municipal Water District).
A clearance from T.C.S.D (Temecula Community Services Dept.)
Applicant is responsible for scheduling the inspections by calling the Building Department at (951) 694-6439. The following inspections must be scheduled:
- Building Inspection - (951) 694-6439
- Fire Inspection - (951) 694-6405
Pending final approval from the Building Inspector, the Building Official will release the appropriate utilities.
